Choice of Mortgage Providers and Optional Mortgage Rate Buydown or Seller Paid Closing

signed between 05.01.25 and 05.31.25 and closed within 60 days of the stated

  1. In the event the purchaser has selected a single family or villa home, either spec
    inventory or built-to-order, OR a townhome or paired villa home (select spec
    inventory only), Olthof Homes will make this limited promotion available. Flex
    Cash – Up to $25,000 off the home price and more with lender of Purchaser’s
    choice. Promotional Flex Cash can be used for a combination of different items
    including sales price discounts, seller paid closing costs, rate buydown
    points, and prepaid homeowners' association dues. For built-to-order homes, a
    minimum of $40,000 in selection options (above the base price and lot premium
    (if any)) must be purchased for home to be eligible for this promotional
    option. Other terms, restrictions & exclusions apply. Olthof Homes contribution
    total may vary based on purchaser’s minimum investment requirement determined
    by lender, and other legal seller contribution limitations. Maximum Flex Cash
    allowance is available in certain select communities and does not apply to
    every community and product.  
  2. In the event the purchaser has selected a single family, townhome, villa, or
    paired villa home that is complete or scheduled to be complete and close within
    60 days of the stated contract date, Olthof Homes will make this limited
    promotion available. A 30- year Conventional mortgage at a fixed rate of 5.99%
    (6.306% APR) based on a home price of $300,000 with 5.0% downpayment and a
    minimum 780 credit score, owner occupied. Actual rate will vary based on credit
    score, loan program, down payment percentage, occupancy type, home type and
    purchase price. Purchaser(s) must lock in rate within five days of signing the
    purchase agreement or rate may change, and deal may no longer be offered.
    Purchaser is subject to qualifications for specific loan terms, occupancy, down
    payment, credit and underwriting requirements, interested party contribution
    limits, and /or investor program guidelines. Not an offer to enter into an
    interest rate or discount point agreement and any such agreement may only be

    APR) based on a home price of $400,000 with 5% downpayment and a minimum 680
    credit score, owner occupied. Actual rate will vary based on credit score, loan
    program, down payment percentage, occupancy type, home type and purchase price.
    Purchaser(s) must lock in rate within five days of signing the purchase
    agreement or rate may change, and deal may no longer be offered. Purchaser is
