Participating Broker Program Registration Policy


We are pleased to provide you with information regarding our Participating Broker Program. This policy has been established as part of our commitment to the brokerage community and to assure the protection of your prospects.

  1. Initial Prospect Registrations - Prior to your customer/client’s first visit to any Olthof Homes’ community you may submit a faxed Broker Registration or register online at olthofhomes.com in the REALTOR section. You may also accompany your customer/client to any Olthof Homes’ community on their first visit and complete the Guest Registration card and Broker Registration form on site. Please note that only one registration form need be completed which in turn will cover every Olthof community.

  2. Registration Period - Customer/client registrations are valid for 180 days from the date on the Broker Registration form. Registration of the customer/client by Olthof Homes at any Olthof community up to 180 days prior to the Broker Registration voids the possibility of earning a commission.

  3. Requirements for a valid registration - FAILURE TO SATISFY THE FOLLOWING ITEMS MAY VOID THE POSSIBILITY OF EARNING A COMMISSION.
    A. Registration of the customer/client by the Broker/Agent on or before the customer/client’s first visit to any Olthof community.
    B. Signatures/online Broker Registration from the Broker/Agent as well as the Olthof Homes’ representative.
    C. Broker/Agent is required to view the model/community for which they are registering their customer/client within 7 days from signed date of this Registration. If “community of interest” is not known at the time of registration, the Broker/Agent will be required to view the model/community within 7 days of the customer/client’s first visit to any Olthof community which occurs after the date of registration.

  4. Commissions - A commission of 3% of the base purchase price will be paid to the Procuring Broker with a valid registration upon closing and funding, for any contract written between January 1st, 2012 and June 30, 2012. Any contracts written after June 30th, 2012 will be paid a standard commission of 2.5%. Please note the base purchase price does not include options, ie..sunroom, lot premium, etc.If more than one Broker/Agent registers the same customer/client, the commission will be paid to the Broker/Agent whose customer/client representation results in a showing and eventual sale of the Olthof home, wherein the Broker/Agent is present at the time of contract. In the event a closing does not occur, for any reason,no commission will be paid.

  5. Contracts and Closing - Our staff is pleased to handle all aspects of the contract administration for each customer/client. Please note that all sales must be written on an approved Olthof Homes’ contract and the Broker/Agent must be present at the time of contract. This effort is required so that we may properly represent our homes as well as the community association. Please note, according to Indiana License Law, you or a licensed representative of your company must attend the closing.

  6. Follow up - Our staff will be contacting you for feedback regarding your customer/client’s visit to our community. If we are unable to reach you within 48 hours, we will contact your client directly and give our best effort to sell them a home, for which you will earn a commission.

  7. Policy Changes - The Participating Broker Program is subject to change without written notice. You are encouraged to obtain a copy of the latest policies and procedures by visiting an Olthof Homes’ sales center or olthofhomes.com.
